Every day a property sits empty costs rent. When a tenant leaves furniture and rubbish behind, or a block's bin store overflows with dumped items, you need it cleared quickly and documented properly. We work for landlords, letting agents and block managers across East London.
What we clear for property managers
- furniture, mattresses and belongings left at the end of a tenancy;
- whole-property clearances before refurbishment or sale;
- overflowing bin stores and bulky items dumped in communal areas;
- gardens, sheds and garages in rented houses;
- contractor waste after a refurbishment.
Built for agencies
- Access by arrangement. Tell us how we get in, whether that is a key safe, the concierge or someone meeting us. We let you know when we arrive and when we leave.
- Photos before and after. Useful for the inventory, the deposit dispute file and the landlord.
- One invoice to the agency. With the property address and your reference on it, on account terms for regular customers.
- A waste transfer note for each job, which helps when you have to show where dumped waste went.
Blocks and estates
For managing agents with several blocks, we can visit each one on a schedule to clear bulky items before they become a complaint. See scheduled collections.

Questions from landlords and agents
Can you clear a flat without anyone there?
Yes, if you can arrange access by key safe, concierge or key collection. We send photos when we finish so you can see the property is empty.
Who pays, the agency or the landlord?
Whoever books the job. We invoice the agency or the landlord, with the property address and any reference you give us, so it can be recharged correctly.
Do you clear dumped items from communal areas?
Yes. Mattresses, sofas, bags and other bulky items dumped in bin stores and corridors can be cleared on a one-off or regular basis.
